Ready Or Not Here They Come!

You've thought about moving for years. It's been running through your mind, and you've gone ahead with your plan. You found your new housing and its time to bring on the buyers! Many times we can procrastinate and put off one of the most important action steps in your move.
 
Preparing your home for sale can be organized and methodical. However, too many of my clients focus primarily on the new housing forgetting about the sale of the home. We all want as much money as possible for the sale of our houses, especially as costs for living go up and up. To accomplish this goal of maximizing our home proceeds, we need to follow some simple steps and invest some time and thought to the selling process.
 
Today's buyers rely more and more on funds from the bank, with sometimes little or no funds available after they move it. We are seeing a large percentage of sales with no money down and working the buyer's closing costs into the sale. The net result is that the buyer wants to do as little work as possible. Buyers will pay a premium price if they feel the home is clean and well cared for and structurally sound.
 
Yes, you can sell `as is', but you can take steps to offer a clean uncluttered appearance.  
 
PRESENTING YOUR HOME AT ITS BEST
 
When it comes time to sell your home, you want it to look at good as it possibly can. Here are some tips on how to make your home it most attractive, both inside and out:
  • First and foremost, clean up the clutter. You want the buyers to be able to focus on the house, not your belongings.
  • Keep the house as clean as possible at all times. You never know when someone will want to drop by to see it.
  • Create a welcoming mood in your house by turning on lights in several rooms. Pleasant aromas, such as those from candles or something delicious baking in the oven, make prospective buyers feel at home. Fresh flowers always add a touch of elegance.
  • Consider getting rid of furniture that's worn or no longer needed.
  • Compare your home to others in the neighborhood. If the paint is faded or peeling, consider applying a fresh coat.
  • Window boxes, flower pots, and planters add beauty and style to an entrance or patio.
  • Inexpensive vinyl shutters will add more dimension to exterior windows. And keeping those windows crystal clear adds brightness and conveys  sense of cleanliness.
If your home does need structural work such as basement repair, a new roof or furnace, I would recommend at least getting bids to do the work so the buyer knows what they are facing. Surprises after a buyer's home inspection is never a good thing. They can over-react causing the deal to fall through. Fixing the structural problem is always the best solution if you have the time and funds to make it happen before marketing your home.
